AIF Cat III - Minimum 1 Cr+ - Invests predominantly in listed companies or with a mixture of unlisted (smaller portion) - Typically open ended with nominal exit loads. But, we recommend few of the well analysed and handpicked AIF Cat III funds which have delivered extreme good returns in the past - as per your risk profile. It's ideal to invest & hold money for long-term in AIF Cat III than holding in Mutual Funds, if you are total holding is above 1 Cr, inclusive of all Mutual Funds. I recommend few liquid funds / short or long term debt mutual funds based on your risk profile
I recommend few well analysed Sr Secured NCDs (Non-Convertible Debentures) which gives a guaranteed returns of 9 to 12 / 13% per annum (which are secured and safer) – can invest from 2 lakhs to any amount – based on your risk profile
I recommend few MLDs (Market Linked Debentures) / GLDs (Gold Linked Debentures), which can protect your capital but also can get you higher returns as good as Nifty / Other Index / Gold, etc.
There are a few high yielding Bonds & Corporate FDs, but we normally recommend only Sr Secured NCDs as they are 100% secured with assets and far safer to invest.
ICDs (Inter-Corporate Deposits) For Corporates – can expect 8.5 to 9 / 9.5 % annualised returns for holding period of just 7 days & more. It's extremely beneficial to use as Liquid Funds with very high returns. Minimum investment is 10 Lakhs.
NPS – Deals with NPS (Nation Pension Scheme) and recommend few good funds based on your risk profile.
Deals with Long term, medium term & short term trading opportunities
Also deals with Algo trading for emotionless, rule based, faster & accurate trade executions
Ideally suggests not trade on your own, unless, you are an expert & you are a full time trader.
Normally suggest you to focus on your own job / profession & take the advice of experts for trading / investing.
As per SEBI, only 10 % of traders are making money, so it's not so easy to make money in trading, unless traded professionally.
Also recommend few of the well analysed and hand-picked SEBI registered RAs portfolios OR IAPs (Investment / Intelligent Advisory Portfolio) for long-term investment and consistent returns, which are generally higher than mutual fund returns – as per your risk profile.

There are some special schemes for Salaried Individuals, where you can book with only 5% down payment. Since, we are investing less money upfront, we can expect an extreme high returns on our investment.
Ready to Move In – Recommend few of the hand-picked, very well located projects of A category Builders as per your preferences
Residential – From the investment prospective, its ideal to book residential flats at prelaunch and exit just before the completion. If, it is for your own use, we recommend few of the best projects as per your preferences and budget. But I normally do not suggest residential flats / buildings to generate rental income as ROI on residential properties are normally not that high, instead, we suggest various other options which can generate steady & consistent returns much more than rent and also a capital appreciation much more than a residential property.
Commercial - Recommend few of the hand-picked, very well located projects of A category Builders as per your preferences. Commercial properties can fetch higher monthly rents with higher appreciation when compared with residential properties. It is also not ideal to buy a commercial property with too much of a loan. We try our best and get you the best price, In fact the first price offered by builder.
Flats / Villas – For your own use, I recommend few of the hand-picked, very well located projects of A category Builders as per your preferences. For own use, ideal to buy at pre-launch price, rather buying near completion. Normally don't suggest flats & villas from an investment prospective (not suggested with higher loan), as rental and appreciation is much lesser when compared with commercial properties & with other available options.
Plots - For your own use, I recommend few of the hand-picked, very well located projects of A category Builders as per your preferences. For own use, ideal to buy at pre-launch price, rather buying near completion. Normally don't suggest plots from an investment prospective (not suggested with higher loan), as there's no rental income and appreciation is much lesser when compared with commercial properties & with other available options. It makes sense to invest in these only with No loan or minimal loan and you have a long-term investment horizon of more than 10 years.
Fractional Ownership – Fractional Ownership is quite famous in few foreign countries and now picking up fast in India. As all of us know, real estate investments need higher amount of money upfront and because of this most of us might not be able to buy or invest in. Fractional Ownership provides a Solution to this and now we have option to buy a fraction i.e., even as less as 1 sq. feet of the property and you would own the fraction of the property. With this, you can now invest as less as few thousands or few lakhs and can you get real estate property returns in proportionate your investment. You would be a part of a trust or an LLP in whose name the property is registered and it's legally bounded without any much risk. I recommend a few well analysed, well located, very safe & hand-picked fractional ownership options.
Co Ownership – Co Ownership is quite famous in few foreign countries and now picking up fast in India. As all of us know, real estate investments need higher amount of money upfront and because of this most of us might not be able to buy or invest in. Co Ownership provides a Solution to this and now we have option to buy a property as a co-owner and you would co-own the property. With this, you can now invest as less 10 lakhs and above and still co-own a property which is worth in Crores and you can get real estate property returns in proportionate your investment. In this, you are truly a co-owner of the property and your name appears as a co-owner on sale deed. I recommend a few well analysed, well located, very safe & hand-picked co-ownership options.
REIT / SMREIT – REIT & SMREIT are one of the other options available to invest in real estate. Now, especially with SMREITs being approved and regulated by SEBI, it gives further more confidence to invest in these options. There are varieties of investment opportunities available to invest in this space. I recommend a few well analysed, well located, very safe & hand-picked SMREIT options, which can give a steady monthly rental income (as high as 8% to 9%+ per Annum) and a decent property appreciation (as high as 7% to 8%+ per Annum), taking a total returns possibility of 14 to 16%+ per annum which might not be possible in buying an individual property. You can start your investment with as less as 10 lakhs.
Interiors / Renovation – I am not directly involved in interior business. But, associated with few of the very good companies & refer, who are extremely good in quality, finishing, timely completion and with very competitive price in the market.
